The term "walkable to Old Town" gets used loosely in Hoi An hotel marketing. Here's what it actually means in practice.
Under 5 minutes: You are effectively inside the Ancient Town. Hotels on or immediately adjacent to Tran Phu Street, Nguyen Thai Hoc Street, and the main pedestrian zone. Maximum immersion, minimum facilities.
5–10 minutes: The old town boundary zone. Small hotels on the lanes leading to the pedestrian area, and the start of the riverside strip. This is where properties like Hoi An Chic and Little Hoi An Central Boutique sit. You can hear the night market from your window — and you can also walk away from it when it gets loud.
10–15 minutes: The riverside strip proper. Anantara, La Siesta, Almanity, Phu Thinh. You're walking across a small footbridge over the Thu Bon River to reach the old town entrance, but the walk is pleasant and takes around 12–15 minutes at a relaxed pace. This is the most common "walkable" claim and it's legitimate.
15–25 minutes: The outer edges. Properties in this range are stretching the definition of walkable. Most people use a Grab motorbike for consistency. Some hotels in this zone market themselves as "near Old Town" — technically true but practically a different experience.
The Ancient Town's pedestrian zone (closed to motorbikes during certain hours) makes walking inside it pleasant but means the surrounding streets carry heavy motorbike traffic — something to account for when assessing what "walkable" will feel like in practice.

Hoi An Chic delivers actual design sensibility at a mid-range price — rare in a town where most hotels either go heritage-heavy or generic. The rooftop pool is small but functional, the common areas have been well-considered, and the location is genuinely close to the Ancient Town entrance. Rooms are modern and comfortable. Best for: design-conscious travellers and couples wanting maximum proximity to the old town without paying boutique inn prices for a shared splash pool.
Small, central, and honest. Little Hoi An delivers on the basics: modern rooms, a small pool, breakfast, and a 5-minute walk to the Ancient Town entrance. It's not trying to be a design hotel, and the rooms are more practical than atmospheric. But the location is excellent and the pricing is usually fair for what you get. Good for short stays where you want to spend your time in the old town rather than the hotel. Best for: first-timers doing a 2–3 night Hoi An stop on a wider Vietnam trip.
Almanity is on the outer edge of the comfortable walking range to Old Town — about 15 minutes at a relaxed pace.
